
Split faced block is a very porous material, so if not
properly installed and maintained, it tends to lead to
costly repairs. The durability of split faced block often
causes the homeowner to over look the preventative
maintenance needed to help prevent the block from

Sealing of masonry walls is probably the simplest and
least expensive way to protect a wall from water
penetration. Sealing is not intended to replace proper
detailing; it is intended to compliment it. Water
repellents, working alongside expansion and control
joints, flashing and weep holes, backer rod
(compressible filler) and caulking will insure a water
resistant masonry assemblage. There is no other way!
All masonry leaks have an absorption level. Water will
inevitably enter the masonry wall regardless of proper
engineering and detailing. There is no stopping it.
Even if the aforementioned components are in place
and divert the water that enters the wall to the
outside, what effect does the water have on the
masonry units themselves? Mold and mildew growth
(that you can't see), unsightly efflorescence, calcium
carbonate growth (extremely ugly and difficult to
remove), lime run and spalling or cracking of the
masonry units.
Water repellents come in all different types .Water
based, alcohol based,and solvent based. One or two
parts, made of silicone, silane or siloxane to mention
a few. Many of these come in different percentages of
solids in order to accommodate the different
absorption levels of the masonry units. I.e., hard brick
requiring fewer solids than a concrete block.
Warranties can range from five (5) years to ten (10)
years depending on the type of substrate. However,
the best water repellents on the market have been
known to perform for much longer, some even state, “
that there was no change in performance after thirty
years”(based on accelerated weathering conditions).
The rate of application (or yield), of the water
repellent is the most critical element of the process of
properly sealing a wall. Many, if not most,
manufacturers give specific application instructions.
They even go so far as to recommend the type of
spray equipment to use. Sixty square feet per gallon
on split face concrete masonry units. These rates may
vary in dryer climates but in the Midwest, they are
based on years of experience and shouldn't be
compromised
Remember that on most occasions, protecting a
building against water penetration is a combination of
solutions. Proper engineering and detailing can
eliminate all but the water proofing (sealing). Only a
trained contractor can determine what needs to be
done .
